Building inspections are highly encouraged when buying a home or investment property! Especially for those people who may not be able to view the property in person or if they live interstate. It can also be great for those that are extra cautious and want to feel safe with their decision!

An inspector once told me that sometimes people can make a decision to buy a home in less time than they would spend considering a new pair of shoes. Pretty scary really! At some open inspections you may be in and out in less than 15 minutes. Next thing you are making an offer for a property worth hundreds of thousands of dollars!
Unfortunately when you walk through an open inspection there is a lot to look at it in a short time. And if you’re like the lady in the advert that can’t control her poker face, you may be so overwhelmed and excited some of the ‘cosmetics’ go unnoticed. So it definitely pays to get a professional in for a second opinion! A Vendor may not want a Purchaser to see certain things and may even go to the extreme of covering the item just to get the sale.

Generally a building inspection can take anywhere between 1 and 3 hours. Inspectors have many things on their checklist to look at while they are there. They also complete thermal imaging and a moisture reading test to detect things that your own eyes can’t! You will then receive a detailed report with images so that you can decide if it is still your dream home or if it is a renovator’s worst nightmare!
