A building inspection is highly encouraged when you sign a Contract to purchase a new home or investment property, especially for those people who may not be able to view the property in person if they live interstate and for those who want to know exactly what they are buying.
Unfortunately when you walk through an open inspection there is a lot to look at it in a short time, and if you are like the lady in the Bank SA advert you may be too overwhelmed by the thought of finding your new dream home, that some of the ‘cosmetics’ may go unnoticed or be very well hidden from your eyes, so it definitely pays to get a professional in for a second opinion! There are also things which a Vendor may not want a potential Purchaser to see and at times may even go to the extreme of covering the item just to get the sale.
Generally an inspection can take anywhere between 1 and 3 hours (depending on the property) and there are many things on their checklist that they will look at during their time at the property. They also complete thermal imaging and a moisture reading test which will detect things that your own eyes can’t! After this is done you then get a detailed report to peruse with images so that you can make your final decision on if it is still your dream home or if it is a renovator’s worst nightmare!
